    Helen Honeycutt, a local Charlotte realtor, was selling a home in the South Park neighborhood of Charlotte. The home was on the market for 61 days, but it was not selling in a hot market.

    Helen was working with a handful of direct buyers that offered to buy the home without renovations. During that two-week period, the direct buyers offered roughly $465,000 each. Helen and the homeowners decided to not accept the offers and moved forward with renovating the home.

    Our team of licensed general contractors began renovating both interior and exterior features of the home, including painting and landscaping.

    What are the upfront payment options?

    Your clients can pay upfront for a discount or they can use equity in home to pay Portico at closing.

    The Role of the Real Estate Agent

    You may be wondering what role you’ll play in guiding your client through this program. We’ve outlined how the process works and how you can manage expectations for your clients to assist in streamlining the program.

    1. Schedule Consultation

    First, coordinate and schedule an in-person consultation to discuss the scope of work desired for your listing.

    2. Attend In-Person Consultation

    Next, attend the in-person consultation with our Construction Manager.

    • The goal of this meeting is to do a walk through of your clients’ home and discuss the updates and scope of work that you’d like done prior to listing to maximize your clients’ earnings.
    • Portico has extensive flip experience and understands ROI from property updates, so we are here to assist in guiding which improvements are selected.
    • You can expect this appointment to take around an hour.

    3. Receive & Sign Proposal

    Team Portico will prepare and send our proposal within 2 business days of your in-person consultation.

    • The proposal will be sent via email to both you and your client.
    • If either of you have any questions or revisions you’d like to make to the proposal, you will work with our Construction Manager to do so at this time.
    • Once your client feels comfortable moving forward, they can sign their proposal digitally, and we will provide you both with a copy of the executed contract for your records.

    4. Schedule & Attend Second In-Person Consultation

    Next, schedule a second in-person consultation. This meeting will be with our Project Manager.
    • Our Project Manager will order all materials, coordinate the renovations with our preferred vendors, and schedule entry with your client.
    • The Project Manager will see the construction process through to completion and assure a seamless experience for all parties, prioritizing quality and timeliness.
    • The purpose of this meeting is to make improvement selections (i.e., cabinet color and type, floor stain/selection, paint color, tile, carpet, etc.).
    • It’s important for all selections to be made at this time so that our team can order the material and schedule vendors accordingly. Delay in selections results in delayed execution of the project which pushes your listing date further back.
    • Our Project Manager will go over what to expect as far as scheduling. Identify yours and your clients’ preferred contact method. Please inform our Project Manager if you’d like to be apart of all communication (i.e., group text, email, etc.).
    • The Project Manager will also go over what steps your client needs to take prior to our team beginning work (i.e., removal of ALL items in the work areas, including everything off the walls for painting, removal of furniture, etc.). If your client needs storage for their furniture, we can coordinate this at an additional cost.
    • We prioritize timeliness but can only move as fast as your clients are able to provide us with a free and safe work zone. Your assistance in guiding them through clearing the space is essential in moving this process along quickly.
    • Also, please assure your client arranges for all pets to be crated or away from the work zone.

    5. Stay Informed Through Quality Checks

    • Portico will do a series of quality checks throughout the construction process to assure satisfaction.
    • Our team will stay in close contact with you and your client so that you can schedule pictures, measurements, etc.​

    6. Pay at Closing

    • We will remain in communication throughout the listing process and accept payment at closing.
    • Our payment should be reflected as a line item on the Closing Disclosure.​
